Surveys
Once fees have been agreed, we will carry out a full measured survey of
your property. From this point, we will usually take a maximum of 2 weeks
to prepare detailed plans of the existing and proposed. These are then
agreed with the client before any submissions are made.
Submissions for required Approvals
If submitted for Planning Permission, from the date of deposit, for domestic
and small works, the Local Authority will take in the region of 8 weeks to
make a decision, large projects over 1400 sq m, they have up to 14 weeks
to decide. Building Regulation submission is simpler, usually taking about 5
weeks with the Local Authority, however, you can now use Private
inspectors to approve and inspect the works, this is often a quicker process
than using Local Authorities, however, in most cases, additional Insurances
are required using this route.
Construction Details and Detailed Specifications
For more complex schemes, we can also provide construction details to
assist the smooth workings of the site. In some instances, and for large
schemes, detailed specifications are required to enable contractors to price
the work. If this is required, we are happy to prepare these documents and
obtain competitive tenders from a selection of local quality contractors that
we have worked with in the past to ensure that you get the project you
require at the most competitive price, (cheapest is not always the best).

If problems arise on site during the works, we are happy to visit and put
forward solutions or provide details to ensure that the works are comleted
successfully.
